AN ORDINANCE ADOPTING BY REFERENCE AMENDMENTS TO CHAPTER 14 AND CHAPTER 15 OF THE JONESBORO CODE OF ORDINANCE KNOWN AS THE ZONING ORDINANCE TO MODIFY RESIDENTIAL AND COMMERCIAL ZONING DISTRICT REGULATIONS; AND FOR ALL OTHER PURPOSES

Whereas, it is the desire for the City of Jonesboro to amend its Code of Ordinances specifically Title 14 & 15 known as the Zoning Ordinance to amend the provisions dealing with Residential, Commercial and Subdivision Zoning Regulations; and,
Whereas, a public hearing was held on September 12, 2006 with a series of public work sessions before the Metropolitan Area Planning Commission, at which all interested persons were afforded an opportunity for comment; and,
NOW THEREFORE, BE IT ORDAINED by the City Council for the City of Jonesboro, Arkansas that:
SECTION 1: That the Municipal Code of Ordinances Title 14 and 15 shall be amended by providing that RR, R-0, R-1, R-1A, R-2, R-2A, R-3, R-3M, R-4, R-5, R-6 District Zoning shall be discontinued and no further rezonings be authorized under these districts. Any property already zoned under these noted districts shall be allowed to develop under the Zoning guidelines in existence at that time unless petitioned and rezoned by passing of a future ordinance.
SECTION 2: That Title 14 of the Jonesboro Municipal Code of Ordinances is hereby amended to create new residential zoning districts as follows: RS-1, RS-2, RS-3, RS-4, RS-5, RS-6, RS-7, RS-8, RM-4, RM-6, RM-8, RM-12, RM-16, which shall be governed by the restrictions of the referenced and attached technical code amendments.
SECTION 3: That Title 14 of the Jonesboro Municipal Code of Ordinances is hereby amended to rename R-3M to RMH Manufactured Housing District by title only; and to rename C-5 to CR-1 Commercial Residence Mixed Use District to serve as a transitional zoning classification.
