AN ORDINANCE TO AMEND ORDINANCE NO. 954, THE ZONING ORDINANCE TO PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES

BE IT ORDAINED by the City Council of Jonesboro, Arkansas:
SECTION 1: Ordinance No. 954, known as the Zoning Ordinance of the City of Jonesboro, Arkansas be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:
From C-4 to C-3 with the following stipulations imposed:
The Developer of this property shall submit a site development plan to the Metropolitan Area Planning Commission for review prior to receipt of a building permit.
(1) The site development plan shall include:
(2) The information necessary to evaluate the design of the site, as required by the application for review;
(3) The footprint of the proposed building;
(4) The front elevation view of the proposed building;
(5) The method of buffering this commercial tract from the adjacent residentially zoned parcels; and
(6) A landscape plan.
UPON THE FOLLOWING DESCRIBED PROPERTY:
A part of the Northeast Quarter of the Northeast Quarter of Section 10, Township 13 North, Range 3 East, Craighead Co., Arkansas to wit: From the Northeast Corner of said Section 10, run S. 89º31'00" W. along North line of said Section 10, a distance of 168.95 ft. to a point; thence leaving said North Section line, run S. 02º09'05" W. a distance of 60.06 ft. to the point of beginning; thence continue S. 02º09'05" W. a distance of 240.25 ft. to a point; thence run S. 89º31'00" W. a distance of 1116.69 ft. to a point on the East Right-of-Way line of Wimpy Lane; thence run N. 01º16'46" E. along said East Right-of-Way line a distance of 240.11 ft. to a point on the South Right-of-Way line of U.S. Highway #49; thence run N. 89º31'00" E. along said South Right-of-Way line a distance of 1120.34 ft. to the point of beginning, containing 6.16 acres.
