AN ORDINANCE TO AMEND TITLE 14, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES

Be it ordained by the City Council of Jonesboro, Arkansas:

 

Section 1: Title 14, Known as the zoning ordinance of the City of Jonesboro, Arkansas be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

From R-1 Residential To C-3 Commercial, LUO, THE FOLLOWING DESCRIBED PROPERTY:

 

LEGAL DESCRIPTION:

 

A part of Tract B of part of amended right of way plat of Race, McClellan and Brown’s Lane, Jonesboro Arkansas (Deed Book 179, Page 6) Craighead County Courthouse, more particularly described as follows:  Begin at the center of Section 29, Township 14 North, Range 4 East; thence N 89°02’00” E, along the Quarter Section line 363.17 feet to the East right of way of McClellan Drive; thence S 00°13’40” W, 170.21 feet to the North right of way of US Highway No. 63; thence S 86°49’14” W, along said right of way 251.73 feet; thence N 55°06’49” W, along said right of way 45.80 feet to the East right of way of Brown’s Lane; thence N 02°33’12” W along said right of way 139.41 feet to the South right of way of McClellan Drive; thence N 55°13’06” E, along said right of way 34.65 feet; thence S 89°46’20” E, along said right of way 267.34 feet to the POINT OF BEGINNGING PROPER, containing 1.18 acres more or less, subject to all right of way and easement of record.

 

SECTION 2: The requested rezoning Classification is shown as C-3, Limited Use Overlay (LUO). The LUO is further defined as follows: The uses to be permitted for this C-3 LUO are limited to the Commercial uses listed under the C-5 Classification as indicated within Title 14. No residential, agricultural, nor industrial uses are intended for inclusion within this C-3 LUO.
