AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES

BE IT ORDAINED by the City Council of City of Jonesboro, Arkansas, that Ordinance No.954 be amended as follows:

Section 1: That Ordinance No.954, known as the Zoning Ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by changes in the zoning district boundaries as follows:

(a) Residential (R-2) to Commercial (C-3) the following described property:
Lot No.1 of Elisha Enoch Bond, re-plat of Cobb and Lee Survey of the Southwest corner of the Southeast quarter of Section No.22, Township No.14 North, Range 4-east.

The above rezoning is subject to the following stipulations:

1. A chain link fence, six-feet high be erected around the property;
2. Slats be placed along the western boundary line to give a barrier at the residential area next to this property;
3. The Building Inspector to have the option to bring a Sight Plan to the Planning Commission for approval if necessary.

(b) From Residential (R-1) to Commercial (C-4) of the following described real property: All of Lot No.9 of the Cobb and Lee Survey of the Northwest quarter of Section 21, Township No.14, North, Range 4-east.

The above rezoning is subject to the following stipulations:

1. That a seven-foot fence suspended from one foot off the ground be erected at the east side of the property as a Buffer Zone;
2. That a continuous concrete curb with a minimum height of six inches be placed along the east of south property lines for recommended drainage;
3. That the garbage containers be placed in an enclosed area;
4. That no one business be erected larger than 3000 sq. ft. and no connecting doors be built between the walls of each business; and
5. That the property owners be requested to submit to the Public Works Director a plan for streets, curbs, and drainage.
