AN ORDINANCE TO AMEND TITLE 14 KNOWN AS THE ZONING ORDINANCE PROVIDING FOR THE CHANGE IN ZONING BOUNDARIES

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:
Section 1. That Title 14 known as the Zoning Ordinance of the City of Jonesboro be amended by the change in zoning district boundaries as follows:
From Residential (R-1) to Commercial (C-3 L.U.O.) for a restaurant only with no billboards allowed on subject property described as follows: That part of the Southwest Quarter of the Northwest Quarter of Section 10, Township 14 North, Range 4 East, described as follows:
Beginning at the Northwest corner of said SW ¼ NW ¼ , run thence S0°23’W 330.0 feet, run thence N89°15’E 280.0 feet to the West right-of-way of Highway 351, run thence N19°20’W along said right-of-way 348.1 feet, run thence S89°15’W 162.6 feet to the true point of beginning, containing 1.68 acres, more or less, SUBJECT TO all utility easements.
Section 2. It is found and declared by the City Council that proper use of the tract of land described in this Ordinance is being delayed because of improper zoning and that, therefore, an emergency exists and this Ordinance being necessary for the preservation of the public peace, health and safety, it shall take effect from and after its passage and approval.
