BE IT ORDAINED BY THE CITY COUNCIL OF JONESBORO, ARKANSAS:

 

SECTION 1: TITLE 14, KNOWN AS THE ZONING ORDINANCE OF THE CITY OF JONESBORO, ARKANSAS BE AMENDED AS RECOMMENDED BY THE METROPOLITAN AREA PLANNING COMMISSION BY THE CHANGES IN ZONING CLASSIFICATION AS FOLLOWS:

 

FROM Residential, R-1 TO Industrial, I-1 (LUO), THE FOLLOWING DESCRIBED PROPERTY:

 

LEGAL DESCRIPTION:

 

A part of the Southwest Quarter of the Southwest Quarter of Section 35, Township 14 North, Range 4 East, Craighead County, AR, more particularly described as follows:  From the Southwest corner of said Section 35, run North 02 degrees 01’ 50” East, along the Section line, a distance of 306.77 feet to a point, thence leaving said Section line, run North 89 degrees 59’ 59” East a distance of 25, 21 feet to a point, said point being the POINT OF BEGINNING; thence north 03 degrees 45’ 19” East, a distance of 199.96 feet to a point; thence South 89 degrees 58’ 41” East, a distance of 212.60 feet to a point; thence South 04 degrees 20’ 47” West, a distance of 200.03 feet to a point; thence 90 degrees 00’ 00”, a distance of 210.54 feet to a point; said point being the POINT OF BEGINNING, said tract containing 0.97 acres.

 

SECTION 2: UPON DEVELOPMENT OF THE ABOVE DESCRIBED SITE, A FENCE SHALL BE ERECTED ALONG THE PROPERTY LINES OF THE PROPERTY TO PROVIDE A VISUAL BARRIER BETWEEN THE NEW DEVELOPMENT AND THE RESIDENTIAL DEVELOPMENT IN THE AREA.  THE FENCE SHALL BE CONSTRUCTED IN ACCORDANCE WITH THE STANDARDS AND SPECIFICATIONS OF THE CITY OF JONESBORO.  THE USE OF THIS PROPERTY SHALL BE FOR WAREHOUSING AND STORAGE.
