AN ORDINANCE REZONING PROPERTY LOCATED AT 5905 E. JOHNSON AVENUE IN JONESBORO, ARKANSAS, FROM R-1 (RESIDENTIAL SINGLE-FAMILY) TO C-3 (GENERAL COMMERCIAL); AND FOR OTHER PURPOSES

WHEREAS, a request was made by Anh Vu to rezone the property located at 5905 E. Johnson Avenue, Jonesboro, Arkansas 72401, from R-1 (Residential Single-Family) to C-3 (General Commercial); and

 

WHEREAS, the proposed rezoning supports the City of Jonesboro's land use goals by encouraging future commercial development in alignment with surrounding land uses and the comprehensive plan; and

 

WHEREAS, the Metropolitan Area Planning Commission reviewed this request and voted to recommend approval;

 

NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JONESBORO, ARKANSAS:

 

SECTION 1. The property located at 5905 E. Johnson Avenue in Jonesboro, Arkansas, as legally described in the attached survey (Exhibit A), is hereby rezoned from R-1 (Residential Single-Family) to C-3 (General Commercial).

 

SECTION 2. The rezoning is subject to the following conditions as read into the record by Planning Department staff:

 

1.                     The proposed site shall satisfy all the requirements of the City Engineer, all requirements of the current Stormwater Drainage Design Manual, and Flood Plain Regulations regarding any new construction.

2.                     A final site plan subject to all ordinance requirements shall be submitted, reviewed, and approved by the Planning Department prior to any redevelopment of the property.

3.                     Any change of use shall be subject to Planning Department approval in the future.

4.                     The site shall comply with all overlay district standards.

 

SECTION 3. This ordinance shall be in full force and effect from and after its passage and publication as required by law.
