BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

SECTION 1: That Ordinance No.954 known as the Zoning Ordinance of the City of Jonesboro be amended as recommended by the Metropolitan Area Planning Commission by the change in zoning district boundaries as follows: (Wood Estates - Skip Mooney)

From Residential (R-1) to Commercial (C-3) of property described as follows: A part of the Southwest Quarter of the Southeast Quarter of Section 20, Township 14 North, Range 4 East, being more particularly described as follows: Begin at the Southwest corner of aforesaid Southwest Quarter of the Southeast Quarter; thence North on the quarter section line to the North right-of-way line of Arkansas Highway No. 18, (Highland Drive), the point of beginning proper; thence North 450.0 feet; thence East 820.0 feet to the West line of Wewers Addition to the City of Jonesboro, Arkansas; thence South along said West line of Wewers Addition 450.0 feet to the North right-of-way line of Arkansas Highway No 18 (Highland Drive); thence West with the meanderings with said North right-of-way line 820.0 feet to the point of beginning, containing 8.5 acres, more or less, TOGETHER WITH Lots 12 and 13 in Block B of Wewers addition to Jonesboro, Arkansas.

SECTION 2: That the following stipulation be included: When and if the property that is rezoned C-3 is developed, that a fair and reasonable buffer zone, to be determined by the adjoining property owners, City Council, Metropolitan Area Planning Commission, School Officials and developers, be constructed between the C-3 zoning and any and all property adjoining, that is not zoned C-3.
