BE IT ORDAINED BY THE CITY COUNCIL OF JONESBORO, ARKANSAS:

 

SECTION 1:                      TITLE 14, KNOWN AS THE ZONING ORDINANCE OF THE CITY OF JONESBORO, ARKANSAS BE AMENDED AS RECOMMENDED BY THE METROPOLITAN AREA PLANNING COMMISSION BY THE CHANES IN ZONING CLASSIFICATION AS FOLLOWS:

 

From Residential, R-1 To Commercial, C-3, Limited Use Overlay, THE FOLLOWING DESCRIBED PROPERTY:

 

LEGAL DESCRIPTION:

 

A part of the Northeast Quarter of the Northeast Quarter of Section 33, Township 14 North, Range 4 East, Craighead County, AR more particularly described as follows:

 

From the Southeast corner of the NE ¼, NE ¼ of said Section 33, thence N00°11’W, 382.00’; thence N00°44’E, 828.02’; thence N86°34’W, 422.43’; thence S88°56’W, 300.00’ to the POINT OF BEGINNING; thence S00°50’W, 284.00’; thence S88°56’W, 250.00’, thence N00°50’E, 284.00’; thence N88°56’E, 250.00’ to the POINT OF BEGINNING, containing 1.63 acres, more or less.

 

SECTION 2:                     THE REZONING OF THIS PROPERTY SHALL ADHERE TO THE FOLLOWING STIPULATIONS:

 

A) The Site Plan and proposed use (engineering and architectural drawings) shall be reviewed and approved by the Metropolitan Area Planning Commission (MAPC);

 

B) Landscaping and Lighting plan shall be approved by MAPC;

 

C) Prior to final permit approval, all plans and construction documents shall satisfy all city, state and local agency approvals regarding infrastructure; and

 

D) Cross-access easements to the property east and west shall be granted.
