AN ORDINANCE TO AMEND ORDINANCE 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR THE CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

 

Section 1: That Ordinance 954, known as the zoning ordinance of the City of Jonesboro to be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning district boundaries as follows:

 

(a) From Residential (R-2) to Commercial (C-4) the following described property: Re-plat of the East 100 feet of the north 40 feet of Lot #82 and all that part of the east 100 feet of Lot #83, lying South of Hwy. #1, Johnson Avenue, in College Place Addition to the City of Jonesboro. Arkansas. This property subject to the following stipulations:

 

(1) That curb and gutter be installed on Melrose Street.

(2) The property is subject to a six foot high privacy fence, being placed on the south property line, one boot off the ground, and that fence be made of suitable material.

 

(b) From Residential (R-2) to Commercial (C-3) of the following described property: Lot 8 of Duncan Sub-division of Lot 13 of Thorn’s addition to the City of Jonesboro, formally Nettleton, Arkansas, being a part of the northeast quarter of the northwest quarter of section 27, Township 14 north, Range 4 east. This property is subject to the following stipulations:

 

(1) The property owners shall dedicate a 41 foot right-of-way from the center line of East Nettleton.

 

Section 2: It is found and declared by the City Council that proper use of the tracts of land described in this ordinance is being delayed because of improper zoning and that, therefore, an emergency is hereby declared to exist and this ordinance being necessary for the preservation of the public peace, health and safety it shall take effect and be in full force from and after its passage and approval.
