BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

SECTION 1: That Ordinance No. 954 known as the Zoning Ordinance of the City of Jonesboro be amended by the change in zoning district boundaries as follows:

From Residential (R-1) to Commercial (C-3 LUO) of property described as follows: A part of the Northeast Quarter of the Southeast Quarter of Section 26, Township 14 North, Range 3 East, and a part of the Northwest Quarter of the Southwest Quarter, Section 25, Township 14 North, Range 3 East, Craighead County, Arkansas, being more particularly described as follows: Begin at the Southwest Quarter Section 25, Township 14 North, Range 3 East; thence North 89°40’00” East along the Quarter section line 106.38 feet to the Northwesterly right of way line of Paula Drive, point being on a curve to the right; thence Southwesterly along said curve (R=370.00’, AL=66.83’) chord bears South 33°10’33” West 66.74 feet; thence South 38°21’00” West along said right of way line 234.37 feet; thence North 51°35’35” West 160.28 feet; thence North 00°05’54” East 138.30 feet to the Quarter Section Line; thence North 89°40’00” East along said Quarter Section Line 200.92 feet to the point of beginning proper, containing 1.06 acres, more or less, subject to all rights of way and easements of record.

Subject to the following stipulations:

(1) Use of property shall be limited to one building containing a professional services office.

(2) The building shall be of residential character regarding outward appearance;

(3) A strip of existing natural vegetation, at least 15 feet in width, shall be preserved along the south, west and north boundaries of the subject property;

(4) Every effort will be made to blend the building into the existing natural environment.
