AN ORDINANCE TO AMEND ORDINANCE NO.954 PROVIDING FOR THE CHANGES AND ADDITIONS OF ZONING AND ZONING DISTRICT BOUNDARIES

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas that Ordinance No.954, known as the Zoning Ordinance of the City of Jonesboro is amended as follows:

 

Section 1: The official zoning map as described in Article II, Section 1, of Ordinance No.954, is amended as follows:

1.                     The North half of Lot 13 and Lot 12 of Cobb’s Survey in the vicinity of Caraway Road and East Nettleton Avenue be classified as C-3.

2.                     That a piece of land in the Roleson’s Addition extending 400 feet Westerly on the North side of Highway 18 from Cain and 300 feet Northerly from Highway 18, be changed from R-3 to C-3.

3.                     That the West 70 feet South of Burke Street, being part of Lot 5 and 140 feet North and South of Flint’s Addition, and the East 35 feet of North 55 feet of the South 94 feet of the West 105 feet of Lot 5 of Flint’s Addition and the East 35 feet of the North 55 feet of the South 94 feet of the West 105 feet of Lot 5 of Flint’s Addition and the West 42 ½ feet - the North 85 feet - the East ½ of Lot 5 of Nesbitt’s First Addition, more specifically described as property being occupied by Ace Sign Company, Wilson Bros. Radiator Shop, and Walter Lewis Tin Shop, be changed from R-2 to I-1.

4.                     That a piece of land 184 feet long on Highway 18 East of Sycamore Street and being 610 feet North of Highway 18 be classified C-3.

5.                     That Lots 1-6 and the West ½ of Lot 7 of Earl Kiech’s Third Addition be changed from R-2 to C-3.

6.                     That, Lots 5-9 of Block 10 of Wilson’s Second Addition be rezoned from R-2 to C-3.

 

Section 2: That the official zoning map be further amended by the addition of the following zones which have become annexed to the City of Jonesboro as follows:

1.                     All of East Nettleton Avenue, Second Addition, lying within the newly annexed territory be zoned C-3.

2.                     That all areas North of Stallings Lane East of Caraway Road, North of Noble Acres and South of the Frisco Railroad Track, except areas otherwise described, be zoned R-2.

3.                     That the area lying between the Frisco Railroad Track and the drainage ditch of District 20 and the South boundary of East Nettleton Avenue, Second Addition, extended Eastward, be zoned I-1.

4.                     That all of Robindale Addition West of Highway 141 North, be zoned R-2.

5.                     A tract of land lying South of Highway 18 beginning on the West at the intersection of Bittle and Highway 18, thence South along Bittle extended and to the South City Limit Line, thence East to Young Street, thence North on Young Street to a point approximately 750 feet South of the center of High-way 18, thence East 1320 feet, thence North to Highway 18, be zoned C-3.

6.                     The tract of land lying South of Highway 18 East of Young Street and West of Whiteman’s creek be zoned R-3; except, approximately 750 feet North and South and 1320 feet East and West in the Northwest corner of said tract which is to be zoned C-3.

7.                     A tract of land bounded on the West and South be Whiteman’s Creek, on the North by the old Nettleton city limits, and on the East by Cain Street extended to be R-3.

8.                     A tract of land lying East of North and South of Kathleen Street, lying along both sides of Highway 18 be zoned R-2.

9.                     A tract of land bordered by North Kathleen Street on the East, Highway 18 on the South, and the section line between Section 22 and 23 on the West, be zoned I-1.

10.                     A tract of land 990 feet square bound on the East by Farrell Street, on the West and South by city limit line and on the North by a line 330 feet South and parallel to West Matthews Avenue, be zoned R-2

11.                     All land in the North half and the North half of the South half of Section 16, Township 14 North, Range 4 East, east of Robinson Road, be zoned R-3.

12.                     A tract of land lying North of Highway 18 beginning at the intersection of Bittle and Highway 18, thence East 2640 feet, thence North 610 feet, thence West 660 feet, thence North to the South side of Forest Home Road extended, thence West 1320 feet, thence South to the South side of King Avenue extended, thence West to the center line of Bittle Street, thence South to point of beginning be zoned C-3.

13.                     That any property owners receiving commercial zoning along Highway 18 in Section 21 and 28, Township 14 North, Range 4 East give to the City of Jonesboro an option for an easement allowance on Highway 18 in front of the properties such that they abutting property line would be 60 feet either side of the center line on Highway 18.

14.                     All land annexed under Ordinance No.1007, March 7, 1960, not described heretofore shall be zoned R-1.

 

Section 3: It is found and declared by the City Council that the progress of construction work within certain areas is being delayed, pending the establishment of zoning additions and changes which construction is in the public interest and contributes to the health and welfare of the general public and this ordinance being necessary to the preservation of the public peace, health and safety and emergency is hereby declared, and this ordinance shall be in effect from and after its passage and publication.
