AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOW AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES.

BE IT ORDAINED by the City Council of the City Jonesboro, Arkansas:

 

SECTION 1: That Ordinance No. 954 known as a zoning ordinance for the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classifications as follows:

 

From Residential (R-1) to Commercial (C-3) of the property described as follows:

 

A tract of land being part of the Southeast Quarter of the Northeast Quarter of Section 26 in Township 4 North, Range 3 East, Jonesboro, Craighead County, Arkansas and being more particularly described as follows:

 

Beginning at a point South 89°56'12" East 100.03 feet from the Southwest corner of the Southeast Quarter of the Northeast Quarter of the above said Section 26; thence North 01°23'31" East parallel to the West line of the Southeast Quarter of the Northeast Quarter of the above said Section 26, 1247.52 feet; thence North 69°39'46" West 105.73 feet to the West line of the Southeast Quarter of the Northeast Quarter of the above said Section 26; thence along said West line North 01°23'31" East 10.52 feet; thence leaving said West Line South 89°57'03" West, 190.00 feet; thence North 00°02'57" West 85.24 feet to the Southerly Right-Of-Way line of Wood Springs Road, (AR Highway 226); thence along the said Southerly Right-Of-Way Line of Wood Springs Road the following Courses and Distances, South 62°38'46" East, 68.91 feet; thence South 73°10'46" East, 77.40 feet;  thence South 69°39'46" East, 387.20 feet; thence South 86°17'46" East, 19.04 feet; thence leaving the said Southerly Right-Of-Way line of Wood Springs Road South 01°23'31" West, 1190.24 feet to the South Line of the Southeast Quarter of the Northeast Quarter of the above said Section 26; thence North 89°56'12" West, along the South Line of the Southeast Quarter of the Northeast Quarter of the above Section 26, 229.79 feet to the point of beginning and containing 292,470.97 square feet or 6.7142 Acres more or less.

 

SECTION 2: It is found and declared by the City Council that proper use of the tract(s) of land described above in this ordinance is being delayed because of improper zoning, and that, therefore, an emergency is hereby declared to exist and this Ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
