AN ORDINANCE TO AMEND ORDINANCE NO.954 KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGE IN ZONING BOUNDARIES FROM R-2 TO R-1 AND R-1 TO C-4

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:
Section 1: That Ordinance No.954 known as the Zoning Ordinance of the City of Jonesboro is amended as recommended by the City Planning Commission by the change in zoning district boundaries as follows:
1. From Residential (R-2) to Residential (R-1) of property described as: A part of the Northeast Quarter of the Northwest Quarter of Section 24, Township 14 North, Range 3 East; more particularly described as follows: Commence at a point 600.4 feet North of the Southwest Corner of the Northeast Quarter of the Northwest Quarter of Section 24, Township 14 North, Range 3 East, more particularly described as follows: Commence at a point 600.4 feet North of the Southwest Corner of the Northeast Quarter of the Northwest Quarter of Section 24 aforesaid; thence North 100 feet; thence East 208.6 feet; thence South 100 feet; thence West 208.6 feet to the point of beginning, together with a 30 foot easement for ingress and egress lying adjacent to the East side of said property and running North to the bridge at the right-of-way of Ditch No.3 of Drainage Ditch No.30, known as Christian Creek.
2. From Residential (R-1) to Transitional (C-4) of property described as: A part of the Northwest Quarter of the Southeast Quarter of Section 20, Township 14 North, Range 4 East, and Lots 1, 2, 3 and 4 and the North 40 feet of Lot 5, Block A of the McCarty Addition to Jonesboro, Arkansas, all being in Craighead County, Arkansas, and being more particularly described as follows: Commencing at the center of Section 20, Township 14 North, Range 4 East aforesaid; thence South 16.7 feet to the south line of Nettleton Avenue and the point of beginning proper; thence South 580 feet; thence North 89° 02’ East 142.5 feet; thence North 90.0 feet; thence North 89° 02’ East along the North line of a platted street a distance of 549.5 feet; thence North 80.0 feet; thence North 89°02’ East 128.5 feet to the West line of Franklin Street; thence North along the West dine of Franklin Street a distance of 405.5 feet to the South line of Nettleton Avenue as platted; thence South 89°02’ West along the South line of Nettleton Avenue a distance of 128.5 feet; thence North 4.5 feet to the existing South line of Nettleton Avenue a distance of 692.0 feet to the point of beginning proper.
Section 2: It is found and declared by the City Council that proper use of the tracts of land described in this Ordinance is being delayed because of improper zoning and that, therefore, an emergency exists and this Ordinance being necessary for the preservation of the public peace health and safety, it shall take effect from and after its passage and adoption.
