BE IT ORDAINED by the City Council of Jonesboro, Arkansas:    

 

SECTION 1: Ordinance No. 954 known as the Zoning Ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

From R-1 to R-2 the following described property:

 

LEGAL DESCRIPTION (as provided):

 

The West half of the West Half of the Southwest Quarter of the Southwest Quarter of Section 13, Township 14 North, Range 3 East, being more particularly described as follows:  Begin at the Southwest corner of the Southwest Quarter of the Southwest Quarter of Section 13, Township 14 North, Range 3 East; thence North 01°09'13" East 30.00 ft. to the  North Right-of-Way line of Matthews Ave. to the point of beginning proper; thence North 01°09'13" East 872.33 ft. to the South Right-of-Way line of Washington Ave.; thence North 89°56'48" East along the said Right-of-Way 329.03 ft.; thence South 01°05'55" West 872.34 ft. to the North Right-of-Way line of Matthews Ave.; thence South 89°57'06" West along the said Right-of-Way 329.86 ft. to the point of beginning proper, containing 6.60 acres more or less and subject to all Rights-of-Way and easement of record.

 

LEGAL DESCRIPTION (EXCLUDING ENCROACHMENTS)

 

A part of the Southwest Quarter of the Southwest Quarter of Section 13, Township 14 North, Range 3 East, Craighead County, Arkansas to wit: From the Southwest corner of the Southwest Quarter of the Southwest Quarter said Section 13, run North 01°09'13" East a distance of 30.00 ft. to the North Right-of-Way line of Matthews Ave. and the POINT OF BEGINNING; thence continue North 01°09'13" East a distance of 872.33 ft. to the South Right-of-Way of Washington Ave.; then run North 89°56'48" East along said South Right-of-Way line a distance of 329.03 ft.; then leaving said Right-of-Way line run South 01°05'55" West a distance of 112.50 ft; then run North 88°54'05" West a distance of 20.40 ft.; then run South 01°53'57" West a distance of 187.52 ft.; then run South 88°54'05" East a distance of 23.02 ft.; then run South 01°05'55" West a distance of 572.34 ft. to the aforesaid North Right-of-Way line of Matthews Ave.; then run South 89°57'06" West along said North Right-of-Way line a distance of 329.86 ft. to the POINT OF BEGINNING, containing 6.50 acres.

 

SECTION 2: It is found and declared by the City Council that the proper use of the tract(s) of land described above in this Ordinance is being delayed because of improper zoning, and that therefore, an emergency is hereby declared to exist and this Ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
