BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas, that: 

 

SECTION 1: Ordinance No.954 known as the Zoning Ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

From Residential (R-3) to Residential (R-1) to the following described property.

 

LEGAL DESCRIPTION:

 

Part of Griffin Park Addition Phase IV revised to Jonesboro, Craighead County, Arkansas, being more particularly described as follows:

 

Begin at the Northwest Corner of the Northeast Quarter of Section 2, Township 13 North, Range 3 East, Craighead County, Arkansas; thence South 0°03'27" East, along the West line of the Northeast Quarter of Section 2 aforesaid, 187.80 feet; thence East 1153.59 feet; thence South 89°21'29" East 154.28 feet; thence South 0°38'31" West 80.74 feet; thence South 15°07'18" East 31.31 feet; thence South 71°28'57" East 29.31 feet; thence South 74°21'29" East 119.33 feet to the point of beginning proper; thence North 89°11'02" East 412.62 feet; thence South 20°00'20" West 32.10 feet to the centerline of Ozark Drive; thence South 89°11°02" West, along said centerline, 162.84 feet to the centerline of Flintstone Drive; thence along said centerline as follows: Southwesterly along a 28.650° curve to the right with a radius of 200.00 feet a distance of 29.71 feet, South 20°00'20" West 84.56 feet, Southwesterly along a  28.650° curve to the right with a radius of 200.00 feet a distance of 141.85 feet, South 60°38'31" West 25.06 feet to the centerline of Trailwater Drive; thence along said centerline as follows: Southeasterly along a 28.650° curve to the right with a radius of 200.00 feet a distance of 24.72 feet, South 19°21'29" East 193.93 feet, Southeasterly along a 28.650° curve to the right with a radius of 200.00 feet, a distance of 26.86 feet; thence North 40°50'58" West 547.54 feet; thence North 49°48'38" East 106.50 feet; thence North 89°11'02' East 105.64 feet to the point of beginning proper, containing 2.27 acres (98751.36 square feet).

 

SECTION TWO: It is found and declared by the City Council that the proper use of the tract of land described above in the Ordinance is being delayed because of improper zoning , and that therefore, an emergency is hereby declared to exist and this Ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
