BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas that Ordinance No. 954 to be amended as recommended by the City Planning Commission, by the change in Zoning Boundaries as follows:

 

A. From, Residential R-2 to Commercial C-3 of property described as follows: A part of Lots, 23, 27 and 28 of Cobb and Lee Survey of the Southwest One-quarter of Section 17, Township 14 North, Range 4 East, being more particular described as follows: Begin at the intersection of the North Line of Logan Avenue and the West Line of Roland Street produced North: Thence North along the West Line of Roland Street produced North 148.8 feet; thence West Parallel to Logan Avenue approximately 371.8 feet to the N.W. Corner of Lot 24 of Cobb & Lee Survey: Then North Parallel with the West line of the Southeast One-Quarter of the Southwest one-quarter of Section 17, Township 14 North, Range 4 East approximately 289.1 feet to the South right-of-way of Washington Avenue; thence in a Easterly and Southeasterly direction along the South Right-of-way line of Washington Avenue approximately 1125.1 feet to the east line of the Southwest one-quarter of Section 17, Township 14 North, Range 4 East; thence South on the one-quarter Section Line approximately 76.3 feet to the North Line of Logan Avenue; thence West along the North Line of Logan Avenue, approximately 682.7 feet to the point of beginning.

 

B. From Industrial (I-1) to Commercial (C-3); property described as follows: A part of Lots 27 & 28 of Cobb  & Lee Survey of the Southwest one-quarter of Section 17, Township 14 North, Range 4 East, being more particular described as follows: Begin at the Northwest Corner of Lot 23 of Cobb & Lee Survey; thence East 285.8 feet to the South right-of-way line of St. Louis Southwestern Railroad; thence South 60°03 minutes East along said right-of-way line 542.7 feet to the point of beginning proper; thence South 229.3 feet to the North right-of-way line of Washington Avenue; thence in a Southeasterly direction along said right-of-way line approximately 625.5 feet to the East line of the Southwest one-quarter of Section 17, Township 14 North, Range 4 East; thence North on the ¼ section line of approximately 173.1 feet to the S. Right-of-way line of St. Louis Southwestern railroad; thence North 60°03 minutes West along said right-of-way line approximately 649 feet to the point of beginning proper.

 

C. From, Residential R-1 to Residential R-2, subject to the restriction that only single family dwellings or duplexes be constructed upon said property, that any other type of development be first authorized by the Metropolitan Area Planning Commission for further study: Property described as follows: Lots 7 & 8 of Block A, Lots 1, 2 & 3 of Block B, Lot 8 in the South 100 feet of Lot 7 in Block C of Parker First Southaven Addition to Jonesboro, being an unrecorded plat.

 

Section 2: It is found and declared by the City Council that the property use of the tracts of land described in this Ordinance is being delayed because of improper zoning and that therefore, an emergency exists and this Ordinance being necessary for the preservation of public peace, health and safety. It shall take effect from and after its passage and approval.
