BE IT ORDAINED by the city council of Jonesboro, Arkansas:

 

SECTION 1: Ordinance No. 954 known as the zoning ordinance of the city of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

From AG-1 to R-1 the following described property:

 

LEGAL DESCRIPTION

 

A part of Section 28, Township 14 North, Range 3 East, Craighead County, Arkansas, also intending to represent all the land within said Section 28, now or formerly owned by RidgePointe Development Corporation, all land of which has been approved for development and has been platted and recorded in the Craighead County records, to wit:

 

From the Southeast corner of said Section 28, said point being the point of beginning;  thence S 87°55'51" W, along the south line of said Section 28, a distance of 1,984.27 feet to appoint;  thence N 00°13'01" E, a distance of 1,769.07 feet to a point; thence S 88°33'04" W, a distance of   646.89 feet to a point; thence S 00°49'45" W, a distance of   170.13 feet to a point; thence S 88°33'04" W, a distance of   945.39 feet to a point; thence N 00°49'45" E, a distance of   295.23 feet to a point; thence S 88°33'04" W, a distance of   380.00 feet to a point; thence N 00°49'45" E, a distance of   125.10 feet to a point; thence S 88°33'04" W, a distance of   812.65 feet to a point; thence N 00°13'45" E, a distance of 1,261.36 feet to a point; thence S 89°31'24" E, a distance of   817.64 feet to a point; thence N 86°10'29" E, a distance of   574.66 feet to a point; thence N 83°12'01" E, a distance of   271.40 feet to a point; thence N 76°29'06" E, a distance of   205.11 feet to a point; thence N 62°24'46" E, a distance of   155.87 feet to a point; thence N 49°40'03" E, a distance of 9.47 feet to a point; thence N 88°38'13" E, a distance of   776.91 feet to a point; thence N 88°38'13" E, a distance of   654.45 feet to a point; thence N 00°08'30" E, a distance of 1,257.10 feet to a point; thence N 88°35'37" E, a distance of 1,312.73 feet to a point on the eastern line of said Section 28;  thence S 00°19'43" W, along the eastern line of said Section 28, a distance of 663.82 feet to a point;  thence continuing along said Section line, S 00°03'15" E, a distance of 3,987.99 feet to a point; said point being the point of beginning, said tract containing 289.30 acres.

 

SECTION 2: It is found and declared by the city council that the proper use of the tract(s) of land described above in this ordinance is being delayed because of improper zoning, and that therefore, an emergency is hereby declared to exist and this ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
