AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

 

Section 1: That Ordinance No. 954, known as the Zoning Ordinance of the City of Jonesboro be amended as unanimously recommended by the City Planning Commission by the change in zoning boundaries as follows: From Commercial (C-4) to Commercial (C-3) of:

                     

A part of Lot 3 of Cobb and Lee’s Survey of the Northwest Quarter of Section 21, Township 14 North, Range 4 East, more particularly described as follows: Beginning at the Northwest Corner of the Northwest Quarter of the Northwest Quarter of said Section 21; thence South 484.5 feet to a point in the South Line of Matthews Avenue which point is 229 feet South of the Northwest Corner of said Lot 3; thence South 89°40’ East along the South line of Matthews Avenue 200.6 feet to the point of beginning proper; thence South 89°40’ East along the South line of Matthews Avenue 251.6 feet; thence South 191.00 feet; thence North 89°40’ West 251.6 feet; thence North 191.0 feet to the point of beginning proper, and

 

A part of Lot 3 of Cobb and Lee’s survey of the Northwest Quarter of Section 21, Township 14 North, Range 4 East, more particularly described as follows; Beginning at the Northwest Corner of the Northwest Quarter of the Northwest Quarter of said Section 21; thence South 484.5 feet to a point in the South Line of Matthews Avenue which point is 229 feet South of the Northwest Corner of said Lot 3: thence South 89°40’ East along the South line of Matthews Avenue 452.2 feet to the point of beginning proper; thence South 89°40’ East along the Couth Line of Matthews Avenue 110.0 feet to the East Line of said Lot 3 a distance of 191.0 feet; thence North 89°40’ West 110.0 feet; thence North parallel to the East line of said Lot 3 a distance of 191.0 feet to the point of beginning proper, and

 

A part of Lot 4 of Cobb and Lee’s Survey of the Northwest Quarter of Section 21, Township 14 North, Range 4 East, more particularly described as follows: Beginning at the Southwest Corner of the Northwest Quarter of the Northwest Quarter of said Section 21; thence East 764 feet; thence North 210.0 feet; thence West 201.8 feet; thence North 415.33 feet to the point of beginning proper; thence North 88°53’ East 316.0 feet; thence North 78.33 feet; thence South 88°53’ 120.0 feet; thence North 141.0 feet; thence South 88°53’ West 187.0 feet; thence South 219.33 feet to the point of beginning proper; also, interest in a strip of land 16 feet wide East of said land used for a highway.

 

From Residential (R-1) to Commercial (C-2) of: Part of the Northeast Quarter of the Southeast Quarter of Section 20, Township 14 North, Range 4 East, being more particularly described as follows: Begin at the Southeast corner of aforesaid Northeast Quarter of the Southeast Quarter; thence S 89° 16’ W 618.4’; thence N 0°09’ E 30.0 to the point of beginning proper; thence continue N 0°09’ E 691.51’; thence S 89° 16’ W 252.0’; thence S 0°09’ 691.51’ to the North right-of-way line of Wilkins Avenue; thence N 89°16’ E along said right-of-way line 252.0’ to the point of beginning proper, containing 4.00 acres.

 

From Residential (R-1) to Commercial (C-3) of: Lot 10 in Block 12 of Ridgecrest Addition to the City of Jonesboro, Arkansas. 

 

Section 2: It is found and declared by the City Council that proper use of the tracts of land described in this ordinance is being delayed because of improper zoning and that, therefore, an emergency exists and this ordinance being necessary for the preservation of the public peace and safety, it shall take effect from and after its passage and approval.
