BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:   

 

SECTION 1: Ordinance No. 954 known as the Zoning Ordinance of the City of Jonesboro, Arkansas, be amended as Recommended by the Metropolitan Area Planning Commission by the changes in zoning classifications as follows:

 

From Industrial (I-1) TO Commercial (C-3) the following described property:

 

LEGAL DESCRIPTION - TRACT 1:

 

A part of the NW 1/4, SE 1/4 of Section 8, T13N, R5E, Craighead County, Arkansas to wit:: From the NE corner of the NW 1/4, SE 1/4 of Section 8, run South 88°30'30" West along the north line thereof a distance of 1077.3 feet to a point on the westerly r/w of Relocated US Highway No. 63 for the point of beginning; then run along said westerly r/w line as follows: South 34°16' East 174.8 feet, South 29°42' East 290.5 feet, South 25°11'30" East 291.0 feet, South 20°44'30" East 290.2 feet, South 16°13' East 290.7 feet, South 11°22'East 92.4 feet to a point on the south line of the NW 1/4, SE 1/4 of Section 8; thence run South 88°30'30" West along said south line 812.2 feet to the west line of the NW 1/4, SE 1/4 of Section 8; then run North 00°02' West 1316.1 feet to the aforesaid North line of the NW 1/4, SE 1/4 of Section 8; then run North 88°30'30" East along said north line 244.3 feet to the point of beginning, containing 17.50 acres and being subject to a 30 foot road easement along the north side thereof and a 10 foot ditch easement along the west side thereof and a 180' power line easement across said tract as shown on plat of survey heron.

A part of the NW 1/4, SE 1/4 of Section 8, T13N, R5E, Craighead County, Arkansas to wit:: Begin at the NE corner of the NW 1/4, SE 1/4 of Section 8, then run South 00°01'30"  West along the east line of the NW 1/4, SE 1/4 of Section 8, 1316.1 feet to the south line of the NW 1/4, SE 1/4 of Section 8; then run south 88°30'30" West along said south line 259.1 feet to a point on the easterly r/w line of the Relocated US Highway No. 63; then run along said easterly r/w line as follows: North 09°51' West 147.5 feet, North 117°56' West 309.2 feet, North 20°38' West 309.2 feet, North 25°11'30" West 309.4 feet, North 29°59'30" West 338.8 feet to the north line of the NW 1/4, SE 1/4 of Section 8; then run North 88°30'30" East along said North line 790.4 feet to the point of beginning, containing 14.51 acres, and being subject of a 30 foot road easement along the north side and a 180 foot power line easement across tract as shown on plat of survey hereon.

 

SECTION 2: It is found and declared by the City Council that the proper use of the tract of land described above in this Ordinance is being delayed because of improper zoning, and that therefore, an emergency is hereby declared to exist and this Ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
