BE IT ORDAINED BY THE CITY COUNCIL OF JONESBORO, ARKANSAS:

 

SECTION 1: Title 14 known as the Zoning Ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

From R-1, C-3 to C-3 Luo the following described property:

A part of the Southeast Quarter of the Northwest Quarter, Northwest Quarter of the Southeast Quarter & Northwest Quarter of the Southwest Quarter & all of the Northeast Quarter of the Southwest Quarter & the Southwest Quarter of the Northeast Quarter, all being in Section 36, Township 14 North - Range 3 East, all being more particularly described as follows:

This rezoning is subject to the following stipulations:

 

(1)  Land uses to be permitted shall be limited to the following:

(B)  Bank or Financial Institution

(C)  Convenience Store provided it blends in with the appearance of the Mall Buildings.

(D)  Government Service

(E)  Hotel or Motel

(F)  Library

(G)  Medical Service/Office

(H)  Museum

(I)  Office, General

(J)  Parks and Recreation

(K)  Post Office

(L)  Recreation/Entertainment, Indoor and Outdoor

(M)  Restaurant, Fast Food

(N)  Restaurant, General

(O)  Retail/Service

(P)  Service Station Provided It Blends In With The Appearance Of The Mall Buildings

(Q)  Utility, Major & Minor

(R)  Vehicle Repair, Limited & General But Only As Part Of Or Associated With A Mall User

 

(2)  Prior to issuance of a Zoning Permit the Developer and the City must complete negotiations and Engineering Plans for improving and constructing an extension between Southwest Drive and Culberhouse Street.  This road improvement is absolutely essential to the Mall Development.
