MAY 9, 1985
The Metropolitan Area Planning Commission met Thursday, May 9, 1985, at 7:00 p. m. in the Council Chambers, 314 West Washington, Jonesboro, Arkansas to consider the following request:
MEMBERS PRESENT: Mr. Hunt, Mr. White, Mr. Orr, Mr. Vance, Mr. McCracken, Mr. Blalock.
MEMBERS ABSENT: Mr. Ball, Mrs. Barber, Mr. Lusby.
#1 Herbie Stallings requests a rezoning from Commercial Three (C-3) to Residential Two (R-2) the following described property: Lot 8 of Stallings 5th Addition. The general location of this property is South of Matthews and West of Stadium overpass.
Mr. Vance made the motion to approve the request, seconded by Mr. McCracken, all present voting aye. REQUEST APPROVED.
#2 H. L. and Norma Daughtery request a rezoning from Residential One (R-1) to Commercial Three (C-3), the following described property: All of Lot 9 and a part of Lot 8 of Cobb and Lee Survey of the Southwest Quarter of Section 22, Township 14 North, Range 4 East. The general location of this property is West of East of Nettleton and South of Woodfield Subdivision.
Mr. Orr made the motion to approve the request, seconded by Mr. Blalock. All present voting aye. REQUEST APPROVED.
#3 Gary Jenkins requests a replat of Lots 1, 2, 7, 8, and 11 of Block 6 of Myers Addition. The general location of this property is West of Labaume and North of Gordon.
Mr. McCracken made a motion to approve the request, seconded by Mr. Vance. Mr. Orr, Mr. Vance, Mr. McCracken, Mr. Blalock, all voted aye. Mr. Hunt abstained. REQUEST APPROVED with stipulation of needing 10' more R/W on Gordon.
#4 Heatherwood Developers request final approval of construction plans for Heather Ridge II, a subdivision to be located on a part of the Northwest Quarter of Northwest Quarter, Section 24, Township 14 North, Range 4 East, containing 7.882 acres more or less. The development will contain 35 lots and is zoned (R-3). The general location of this property is West of Christian Creek and East of Ferrell Street.
Mr. Vance made the motion to approve the request, with the stipulation that Ferrell Street be made 30' wide with Curb and Gutter. Seconded by Mr. Orr, all present voted aye. MOTION APPROVED.
#5 David Conrad requests final approval of plans for Conrad 1st Addition to the City of Jonesboro, a subdivision, located on East Matthews Road. The development covers 2.873 acres more or less and will have 13 lots. The general location o f this property is West of East Matthews Road between Kingsbury and East Nettleton.
Mr. Vance made the motion to approve the request with the stipulation, that the developer provide a Fire Hydrant on the Northeast corner of the development. Seconded by Mr. Orr. All present voting aye. MOTION APPROVED.
#6 Tommy Rankin request preliminary approval of construction plans for Lakewood 2nd Addition, a planned unit development, to be located on a part of the South Half of the Northwest Quarter of Section 32, Township14 North, Range 4 East. The development covers5.363 acres and contains 30 units in 8 buildings for a density of 5.59 units per acre. The property is zoned (R-3). General location of this property is East of Arkansas Hwy. 1 -B and South of Meads Addition.
Mr McCracken made a motion to approve the request with the stipulation that a Fire Hydrant be workout before Final. Seconded by Mr. Blalock. All present voting aye. MOTION APPROVED
#7 Dr. Schrantz requests a replat of Lots 1-23 of Upper Duckswater Addition. The general location of this property is West of Ark Hwy 226 and Robinwood Addition.
Mr. Vance made the motion to approve the request. Seconded by Mr. Orr. All present voting aye. MOTION APPROVED.
#8 Village Communities requests preliminary approval of construction plans for Candlewood 9th Addition. The Subdivision is to be located on a part of Northeast Quarter, Northeast Quarter, Section 35, Township 14 North, Range 3 East . The general location of this property is South of Neely Road and East of Quail Ridge.
Mr. McCracken made the motion to approve the request, seconded by Mr. Vance. All present voting aye. MOTION APPROVED.
#9 Rick Moore requests approval of plans for Smokin’ Oak’s Addition to the City of Jonesboro a Subdivision to be located on a part of the East Half, Southeast Quarter, of Section 8, Township 14 North, Range 4 East, containing 15 acres more or less. The development will contain 41 lots and is zoned (R-1). The general location of this property is West of Sylvan Hills and South of Greensboro.
Mr. Blalock made the motion to approve the request, seconded by Mr. McCracken. Mr. White, Mr. Orr, Mr. Vance, Mr. McCracken, Mr. Blalock, all voted aye. Mr. Hunt was absent. MOTION APPROVED.
#10 Robin Nix requests approval of plans for Robinwood 2nd Addition to Jonesboro. A subdivision to be located on a part of the East Half, Southwest Quarter, of Section 26, Township 14 North, Range 3 East containing 4.42 acres more or less. The development will contain 10 lots and zoned is zoned (R-1). The general location of this property is South of Rusher Lane and West of Michael Lane.
Mr. Vance made the motion to approve the request for preliminary and final. Seconded by Mr. Blalock, Mr. Orr, Mr. Vance, Mr. McCracken, Mr. Blalock all voting aye. Mr. Hunt abstained. MOTION APPROVED.
#11 Avenir Inc. requests a replat of a part of Lot 27 and 28 of Cobb and Lee Survey of the Southwest Quarter, Section 17, Township 14 North, Range 4 East. The general location of this property is North of Washington and East of Houston.
Mr. Orr made motion to approve the request. Second by Mr. McCracken. MOTION APPROVED.
#12 Professional Acres Develop requests a replat of Lot 1, Block A of Second Replat of Professional Acres Development Corporation. The general location of this property is South of East Matthews and West of Professional Acres Boulevard.
Mr. Vance made the motion to approve the request. Seconded by Mr Orr. MOTION APPROVED
#13 Gene Vance request a replat of Vance’s Replat of Lot 5 and 6, Block B, Brother’s Addition, Jonesboro, Arkansas. The general location of this property is East of Allis and South of Johnson Avenue.
Mr. Orr made the motion to approve the request, seconded by Mr. Hunt. MOTION APPROVED.
