AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

 

Section 1: That Ordinance No. 954 known as the zoning ordinance of the City of Jonesboro, Arkansas, is amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classifications as follows: From Residential (R-1) to Commercial (C-3) the following described property:

 

That part of the Southwest Quarter of the Southeast Quarter (SW ¼, SE ¼) of Section 25, Township 14 North, Range 3 East of the 5th Principal Meridian in Craighead County Arkansas, lying west of U.S. Highway 49 Business Route and north and east of U.S. Highway 63 Bypass, more particularly described as follows: From the Northeast Corner of the Southwest Quarter of the Southeast Quarter of said Section 25, thence S 89° 45’28” W 50.15 feet along the North line of the SW ¼, SE ¼, said Section 25 to a point on the westerly right-of-way on U.S. Highway 49 Business, the Point of Beginning; thence S 45° 34’31” W 342.64 feet along said U.S. 49 right-of-way to a point, thence S45° 01’20” W 73.79 feet along said U.S. 49 right-of-way to a point, thence S 64° 28’26 ‘ W 63.68 feet along said U.S. 49 right-of-way to a point, thence S 48°56’28” W 149.21 feet along said right-of-way to a point on the northerly right-of-way of  U.S. Highway 63 Bypass, thence N 77° 51’36” W 345.17 feet along said U.S. 63 right of way to a point, thence N 39° 38’41 ‘ W 309.08 feet along said U.S. 63 right-of-way to a point, thence N 72° 48’05” W 100.43 feet along said U.S. 63 right-of-way to a point, thence N 52° 48’09” W 119.29 feet along said U.S. 63 right-of-way to a point on the north line of the SW ¼, SE ¼, said Section 25, thence N 89° 45’28” E 1192.49 feet along the north line of the SW ¼ , said Section 25 to the Point of Beginning, containing some 6.546 acres, more or less.

 

Section 2: It is found and declared by the City Council that the proper use of the tract of land described above in this ordinance is being delayed because of improper zoning, and that, therefore, an emergency is hereby declared to exist and this ordinance being necessary for the preservation of the public peace, health and safety and shall take effect and be in full force from and after its passage and approval.
