ORDINANCE TO AMEND TITLE 14 OF THE JONESBORO CODE OF ORDINANCES, KNOWN AS THE ZONING ORDINANCE OF THE CITY OF JONESBORO, ARKANSAS

WHEREAS, the following described land are currently zoned “R-1” Residential:
ALL THAT PART OF THE SOUTHEAST QUARTER OF THE NORTHEAST QUARTER OF SECTION 30, TOWNSHIP 14 NORTH, RANGE 5 EAST, CRAIGHEAD COUNTY, ARKANSAS, LYING WEST OF THE CENT LINE OF LITTLE BAY DITCH AND EAST OF NESTLE’ RD. AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
Beginning at the Northeast corner of the aforesaid Southeast Quarter of the Northeast Quarter of said Section 30; thence South 01º14’36” West 250.97 feet; thence with a curve turning to the right with an arc length of 610.56 feet with a radius of 1139.43 feet; thence South 56º30’50” West 81.80 feet; thence north 33º45’10” West 527.67 feet; thence with a curve turning to the left with an arc length of 656.51’ with a radius of 879.61’; thence north 89º55’08” East 1213.72 feet; to the point of beginning, having an area of 10.92 acres, more or less, and being subject to all public and private roads and easements.
WHEREAS, the Jonesboro Metropolitan Area Planning Commission has recommended that said lands be rezoned to “R-6 LUO” Multi-Family Medium Density district with an accompanying limited use overlay district restricted to 10 units per acre; and
WHEREAS, it appears to the City Council that all applicable laws of the State of Arkansas and of the City of Jonesboro have been complied with in presenting this ordinance to the City Council.
NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas, that:
SECTION I: The Zoning Ordinance of the City of Jonesboro, Arkansas, codified as Title 14 of the Jonesboro Municipal Code, should be, and it hereby is amended so that the lands hereinabove described are zoned “R-6 LUO” Multi-Family High Density District as restricted by the limited use overlay district to 10 units per acre.
SECTION II: All ordinances and parts of ordinances in conflict herewith are herby repealed.
SECTION III: The City Clerk is hereby directed to amend the official zoning district boundary map of the City of Jonesboro, Arkansas, insofar as it relates to the lands described hereinabove so that the zoning classification of said lands shall be in accordance with the provisions of this Ordinance.
