AN ORDINANCE TO AMEND ORDINANCE NO.954 KNOWN AS THE ZOING ORDINANCE PROVIDING FOR CHANGE IN ZONING BOUNDARIES FROM R-1 TO R-2, R-1 TO R-3, R-1 TO R-2, I-2 TO R-3 AND R-2 TO C-3

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

 

Section 1: That Ordinance No.954 known as the Zoning Ordinance of the City of Jonesboro is amended as recommended by the Metropolitan Planning Commission by the change of zoning district boundaries as follows:

 

1. From Residential (R-1) to Residential (R-2) of property described as: A part of the Northeast Quarter of the Southeast Quarter (8.41 acres); a part of the Southeast Quarter (7.92 acres), all being in Section 23, Township 14 North of Base Line, Range 3 East of Fifth Principal Meridian and being more particularly described as follows: Beginning at a point on the East line of aforesaid Northeast Quarter of the Southeast Quarter of Section 23, a distance of 775.22 feet, South 1° 06’ West from the Northeast Corner of aforesaid Northeast Quarter of Southeast Quarter of Section 23; thence South 1° 06’ West along the East line of aforesaid Northeast Quarter of the Southeast Quarter and Southeast Quarter of Southeast Quarter of Section 23, a distance of 1199.82 feet, thence North 89°09’ West 330.0 feet, thence North 1°06’ East 265.74 feet, thence North 43° 54’ West 35.35 feet, thence North 88°54’ West 114.56 feet, thence North 63° 54’ West 361.64 feet, thence North 26° 06’ East 200.0 feet, thence North 64° 26’ West 7.26 feet, thence North 9° 26’ East 378.50 feet, thence North 21° 22’ East 196.21 feet, thence North 89° 40’ East 597.04 feet to a point of beginning proper and containing in all 16.33 acres, more or less.

 

2. From Residential (R-1) to Residential (R-3) of property described as: A part of the Southwest Quarter of the Northeast Quarter (7.906 acres) a part of the Southeast Quarter of the Northeast Quarter (2.094 acres), all being in Section 7, Township 14 North of base line, Range 4 East of the Fifth Principal Meridian, and being more particularly described as follows: Commencing at center of Section 7, Township 14 North, Range 4 East, aforesaid; thence North 88° 44’ East along the South line of aforesaid Northeast Quarter, Section 7, a distance of 493.52 feet to a point of beginning proper; thence North 0° 32’ West 417.42 feet, thence North 88° 44’ East 1043.55 feet, thence South 0° 32’ East 417.42 feet, thence South 88° 44’ West along the South line of aforesaid Northeast Quarter of Section 7, a distance of 1043.55 feet to the point of beginning and containing 10.0 acres, more or less.

 

3. From Residential (R-1) to Residential (R-2) of property described as Lot 11 of Block “D” and Lot 22 of Block “C” of Marlo Acres 3rd Addition.

 

4. From Industrial (I-2) to Residential (R-3) of property described as: Lots 1 through 12 and 22 and 23, Block 2 of Wilson’s Second Addition. All of Block “D” of Oakhurst Addition and the South 76 feet of lot or Block 4, Cobb Survey of the Northeast Quarter of Section 13, Township 14, Range 3 East. Including alley running along North side of Block “D” of Oakhurst Addition.

 

5. From Residential (R-2) to Commercial (C-3) of property described as: Lots 37 and 38 of Pardew Addition.

 

Section 2: It is found and declared by the City Council that proper use of the tracts of land described in this Ordinance is being delayed because of improper zoning and that, therefore, an emergency exists and this Ordinance being necessary for the preservation of the public peace, health and safety, it shall take effect from and after its passage and adoption.

 

PASSED and ADOPTED this 2nd day of February, 1970.
