AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES.

BE IT ORDAINED by the City Council of Jonesboro, Arkansas:                     

 

SECTION 1: Ordinance No. 954 known as the Zoning Ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

From Residential R-1 to Commercial C-3 the following described property:

                                          

LEGAL DESCRIPTION:

 

A part of the south half of the Northeast Quarter of Section 31, Township 15 North, Range 4 East, Craighead County, Arkansas and being more particularly described as follows: Commencing at the Southwest corner of the Northeast Quarter of said Section 31; thence South 89°58'13" East 311.90 feet; thence North 0°37'11" East 40.13 feet to the point of beginning proper; thence continue North 0°37'11" East 89.48 feet; thence South 87°58'58" East 8.00 feet; thence North 2°01'02" East 78.62 feet; thence North 7°39'56" East 190.71 feet; thence South 87°21'07" West 71.10 feet; thence South 1°01'20" East 18.40 feet; thence South 88°57'05" West 178.66 feet to the West right of way of line Highway No. 141; thence South 4°12'36" East 27.65 feet along said right of way; thence South 2°08'02" West 130.28 feet along said right of way; thence South 0°15'49" West 100.09 feet along said right of way; thence South 0°05'17" West 46.41 feet along said right of way; thence South 44°40' 17" East 38.23 feet along said right of way to the North right of way of Philadelphia road; thence South 89°54'33" East 239.51 feet North right of way of Philadelphia road to the point of beginning proper, containing 2.08 acres more or less and being subject to all public and private roads and easements.

 

SECTION 2: It is found and declared by the City Council that the proper use of the tract(s) of land described above in this Ordinance is being delayed because of improper zoning, and that therefore, an emergency is hereby declared to exist and this Ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
