AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES.

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

 

SECTION 1: That Ordinance No. 954 known as the zoning ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classifications as follows:

 

From Residential (R-1) to Commercial (C-3) the following described property:

 

Commencing at the NW corner of Section 16, T14N, R4E; thence east along the north line of the NW 1/4, NW 1/4 of said Section 16 (the north line of the NW 1/4, NW 1/4 of said Section 16 is assumed to bear east and all other bearings are relative thereto) a distance  of 413.04 feet to the point of beginning of the herein described parcel; thence continue east along said north line, a distance of 253.36 feet to a point; thence South 00°45'43" West a distance of 465.35 feet to a point lying on the northwesterly right of way line of Arkansas State Highway No. 1; thence South 44°33'09" west along said right of way line a distance of 70.79 feet to a point (50' half right of way at this point); thence south 58°35'19" west continuing along said right of way, a distance of 401.65 feet to a point; thence North 31°05'22" West departing from said right of way line a distance of 182.43 feet to point; thence North 20°22'00" east a distance of 136.55 feet to a point; thence North 86°59'00" east a distance of 33.60 feet to a point; thence North 36°42'00" West a distance of 61.20 feet to a point; thence North 74°02'00" East a distance of 7.0 feet to a point; thence North 74°45'00" east a distance of 24.30 feet to a point; thence North 51°40'00" east a distance of 59.90 feet to a point; thence North 65°05'00" east a distance of 17.0 feet to a point; thence North 05°05'00" East a distance of 48.80 feet to a point; thence North 25°52'00" West a distance of 23.00 feet to a point; thence North 38°28'00" East a distance of 43.50 feet to a point; thence North 45°00'00" East a distance of 55.80 feet to a point; thence North 00°27'00" West a distance of 132.81 feet to a point of beginning containing in all 223.387 sq. ft. or 5.128 acres, more or less and subject to easements, restrictions, reservations and rights of way of record.

 

SECTION 2: It is found and declared by the City Council that the proper use of the tract(s) of land described above in this ordinance is being delayed because of improper zoning, and that, therefore, an emergency is hereby declared to exist and this ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
