AN ORDINANCE TO AMEND ORDINANCE NO.954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas;

 

Section 1: That Ordinance No.954 known as the zoning ordinance of the City of Jonesboro is amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

TRACT I: From residential (R-1) to commercial (C-3) the following described property:

 

A part of the Southeast Quarter Southeast Quarter Southwest Quarter (3.47) ac.) a part of the South Half Southwest Quarter Southeast Quarter (5.24 ac.), all being in Section 25, Township 14 North, Range 3 East, Craighead County, Arkansas, more particularly described as follows: Beginning at the South Quarter Corner Section 25, T14N, R3E; thence South 87 degrees 59’ West on the South line said Section 25, a distance of 234.3 feet; thence North 431.5 feet to an iron pipe; thence North 215.5 feet to a fence; thence Easterly along said fence a follows: thence Easterly along said fence as follows: North 86 degrees 57’ East 100.0 feet, North 88 degrees 06’ East 150.0 feet, North 88 degrees 13’ East 150.0 feet, North 88 degrees 09’ East 200.0 feet, North 87 degrees 28’ East 100.0 feet, North 87 degrees 58’ East 42.6 feet to the West right-of-way line as follows: South 22 degrees 57’ West 88.0 feet, South 35 degrees 18’ West 208.5 feet, South 7degrees 31’ East 64.2 feet, South 27 degrees 28’ West 33.5 feet, South 63 degrees 05’ East 10.0 feet; thence continuing along said right-of-way line on a curve to the left as follows: On a cord bearing South 27 degrees 22’ West 100.0 feet, on a cord bearing South 24 degrees 57’ West 100.0 feet, on a cord bearing South 22 degrees 23’ West 143.6 feet to the South line Said Sec. 25, T14N, R3E; thence South 88 degrees 03’ West along said Section line 211.1 feet to the point of beginning proper containing, in all, 8.71 acres. 

 

TRACT II: From residential (R-1) to residential (R-2) the following described property:

 

A part of the Southeast Quarter, Southeast Quarter Southwest Quarter, Section 25, Township 14 North, Range 3 East, Craighead County, Arkansas, more particularly described as follows: Commencing at the South Quarter Corner Section 25; T14N, R3E; thence South 87 degrees 59’ West 234.3 feet along the South line said Section 25 to the Point of beginning proper; thence continuing South 87 degrees 59’ West 270.0 feet; thence North 431.5 feet to a fence; thence North 87 degrees 59’ East along said fence produced 270 feet to a iron pipe; thence South 431.5feet to the Point of Beginning Proper, containing 2.68 acres, LESS AND EXCEPT the following described property: Commencing at the Northwest Corner of Tract II thence East 100 feet; thence South 225 feet; thence West 100 feet; thence North 225 feet, to the point of beginning proper.

 

Section 2: It is found and declared by the City Council that the proper use of the tracts of land described in this ordinance is being delayed because of improper zoning, and that, therefore, an emergency is hereby declared to exist and this ordinance being necessary for the preservation of the public peace, health and safety, it shall take effect and be in full force from and after its passage and proposal.
