BE IT ORDAINED by the City Council of Jonesboro, Arkansas:   

 

SECTION 1: Ordinance No. 954 known as the Zoning Ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classification as follows:

 

From R-1 to C-3 the following described property:

 

DESCRIPTION

 

A parcel of land lying within the Northeast Quarter of the Southwest Quarter of Section 28, Township 14 North, Range 4 East, Craighead County, Arkansas, being more particularly described as follows:

 

Commencing at the Northeast Corner of the Northeast Quarter of the Southwest Quarter of Section 28 aforesaid; thence North 89`26'30" West, along the North Line of the Northeast Quarter of the Southwest Quarter of said Section 28 (the North Line of the Northeast Quarter of the Southwest Quarter of said  Section 28 is assumed to bear North 89`26'30" West and all other bearings are relative thereto), a distance of 682.87 feet to a point; thence South 01`20'30" west, departing from the north line of the northeast quarter of the southwest quarter of said Section 28, a distance of 330.0 feet to the point of beginning of the herein described parcel; thence continue South 01`20'30" West, a  distance of 984.57 feet to a point lying on the South Line of the Northeast Quarter of the Southwest Quarter of said Section 28; thence North 89`26'00" West, along the South Line of the Northeast Quarter of the Southwest Quarter of said Section 28,a distance of 644.50 feet to a point, said point being the Southwest Corner of the Northeast Quarter of the Southwest Quarter of said Section 28; thence North 01`17'32" East, along the West Line of the Northeast Quarter of the Southwest Quarter of said Section 28, a distance of 1273.46 feet to a point lying on the south right-of-way line of race street; thence south 89`26'30" East, along the south Right-of-Way line of said Race Street, a distance of 565.60 feet to a point; thence South 01`20'30" West, departing from the South Right-of-Way line of said Race Street, a distance of 289.0 feet to a point; thence South 89`26'30" East, a distance of 80.0 feet to the point of beginning.

 

Containing in all 798,293 sq. ft. or 18.33 acres, more or less.

 

SECTION 2: It is found and declared by the City Council that the proper use of the tract(s) of land described above in this Ordinance is being delayed because of improper zoning, and that therefore, an emergency is hereby declared to exist and this Ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
