AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES.

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

 

SECTION 1: That Ordinance No. 954 known as the zoning ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the change in zoning district boundaries as follows:

 

From Residential (R-1) To: Commercial (C-3) the following described property:

 

LEGAL DESCRIPTION

 

A part of the Northeast Quarter of Section 26, Township 14 North, Range 3 East, being more particularly described as follows: Begin at the Northeast Corner of Section 26, Township 14 North, Range 3 East; thence South 89°40'00" West on the Section line 521.84 feet; thence South 01°06'00" West 417.50 feet; thence South 89°40'00" West 5.66 feet to the point of beginning proper; thence South 01°06'00" West 130 feet; thence North 89°40'00" East 80.00 feet to the West R/W line of Eldorado Cove; thence South 01°06'00" West along said R/W line 322.40 feet to the P.C. of a R/W curve to the left whose degree of curve = 18°22'; thence Southeasterly along said R/W curve 156.20 feet to the P.T. of said curve, said point being on the North R/W line of Woodsprings Road; thence South 70°22'25" West 11.23 feet to the proposed R/W  line of U. S. Highway 63 and Arkansas Highway 226 relocation; thence with the meanderings with said proposed relocated R/W lines as follows: North 59°13'47" West 56.68 feet; North 35°26'17" West 331.44 feet; North 46°44'53" West 170.00 feet; North 11°59'25" East 193.51 feet; thence North 89°40'00" East 227.13 feet to the point of beginning proper containing 2.72 acres, more or less, subject to all rights of way and easements of record.

 

SECTION 2: It is found and declared by the City Council that the proper use of the tract of land described in this Ordinance is being delayed because of improper zoning, and that, therefore, an emergency is hereby declared to exist and this ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
