AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES.

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:
SECTION 1: That Ordinance No. 954 known as the zoning ordinance of the City of Jonesboro, Arkansas, be amended as recommended by the Metropolitan Area Planning Commission by the changes in zoning classifications as follows:
From Commercial (C-2) to Commercial (C-3) the following described property:
The North 200.0 feet of Lot 1 of Carters Third Addition to Jonesboro, Arkansas; SE corner of Stadium Blvd and Race Street., across from TSC Farm Home Auto Store, Floyd Carter, (Don Mixon).
From Residential (R-1) to Commercial (C-3) the following described property:
A part of the Northwest Quarter of the Southeast Quarter of Section 28, Township 14 North, Range 4 East, being more particularly described as follows: Begin at the North- west Corner of Lot 1 of Block 3 of the Carter Addition to Jonesboro, Arkansas thence South 0 degree 57 minutes West on the West line of said Lot 1 a distance of 150.0 feet to the Southwest corner of said Lot 1: thence South 89 degrees 54 minutes West 75.0 feet; thence South 0 degrees 57 minutes West 74.05 feet; thence South 89 degrees 57 minutes West 568.37 feet to the East right-of-way line of U.S. Highway No. 49 (Stadium Boulevard); thence North 0 degree 44 minutes East along said right-of-way line 152.39 feet to the intersection with the Southerly right-of-way line of Race Street; thence with the meanderings with said right-of-way line as follows: North 38 degrees 36 minutes East 66.2 feet; North 88 degrees 35 minutes East 200.0 feet; North 79 degrees 57 minutes East 87.72 feet; North 89 degrees 57 minutes East 317.42 feet to the point of beginning, containing 3.04 acres, more or less; and
A part of the Northwest Quarter of the Southeast Quarter of Section 28, Township 14 North, Range 4 East, Craighead County, Arkansas, being more particularly described as follows: Begin at the Northwest corner of Carters Third Addition, Jonesboro, Arkansas, thence North 89 degrees 57 minutes East 250.00 feet to the point of beginning proper; thence North 89 degrees 57 minutes East 318.37 feet; thence South 0 degrees 57 minutes West 400.02 feet; thence South 89 degrees 57 minutes West 316.86 feet; thence North 0 degrees 44 minutes East 400.00 feet to the point of beginning proper, containing 2.92 acres more or less.
SECTION 2: It is found and declared by the City Council that the proper use of the tracts of land described above in this ordinance is being delayed because of improper zoning, and that, therefore, an emergency is hereby declared to exist this ordinance being necessary for the preservation of the public peace, health and safety shall take effect and be in full force from and after its passage and approval.
