AN ORDINANCE TO AMEND ORDINANCE NO. 954, KNOWN AS THE ZONING ORDINANCE PROVIDING FOR CHANGES IN ZONING BOUNDARIES AND FOR OTHER PURPOSES.

BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas:

 

SECTION 1: Ordinance No. 954 Known as the Zoning Ordinance of the City of Jonesboro, Arkansas, Be Amended as Recommended by the Metropolitan Area Planning Commission by the Changes in Zoning Classifications as Follows:

 

From Residential (R-2) to Commercial (C-3) of Property Described as Follows:

 

A parcel of land lying within the Northwest Quarter of the Northwest Quarter of Section 16, Township 14 North, Range 4 East, Craighead County, Arkansas, being more particularly described as follows:

 

Commencing at the Northwest Corner of said Section 16; thence East along the North line  of the Northwest Quarter of the Northwest Quarter of said Section 16 (the North line of  the Northwest Quarter of the Northwest Quarter of said Section 16 is assumed to bear East and all other bearings are relative thereto).  A distance of 666.4 feet to the point of beginning of the herein described parcel; thence continue East along said North line a distance of 479.17 feet to a point; thence South 27°55'00" East, departing from said North line a distance of 171.05 feet to a point lying on the Northwesterly right of way line of Arkansas State Highway No. 1 (40' half right of way at this point); thence South 58°27'19" West along said right of way line a distance of 253.69 feet to a point; thence South 58°35'19" West, continuing along said right of way line a distance of 98.30 feet to a point;  thence North 31°24'41" West, continuing along said right of way line, a distance of 10.00 feet to a point (50' half right of way at this point); thence South 58°35'19" West, continuing along said right of way line a distance of 133.00 feet; thence South 73°50'38" West, continuing along said right of way line a distance of 114,01 feet to a point; thence South 44°33'09" West, continuing along said right of way line a distance of 52.90 feet to a point; thence North 00°45'43" East, departing from said right of way line a distance of 465.34 feet to the point of beginning, containing in all 169.886 square feet or 3.90 acres,  more or less, subject to easements, restrictions, reservations and rights of way of record.

 

SECTION 2: It is found and declared by the City Council that the proper use of the tract (tracts) of land described above in this Ordinance is being delayed because of improper zoning, and that therefore, an emergency is hereby declared to exist and this Ordinance, being necessary for the preservation of the public peace, health and safety, shall take effect and be in full force from and after its passage and approval.
