ORDINANCE TO AMEND THE ZONING ORDINANCE OF THE CITY OF JONESBORO, ARKANSAS

WHEREAS, the following described land is currently zoned “C-3” general commercial district:

 

A parcel of land lying in the Northeast Quarter (N.E.1/4) of the Southwest Quarter (S.W.1/4) of Section 23, Township 14 North, Range 3 East, Craighead County, at Jonesboro, Arkansas, being more particularly described as follows:

 

Commencing at an iron pipe located at the Northeast Corner of the Northeast Quarter (N.E.1/4) of the Southwest Quarter (S.W.1/4) of Section 23 aforesaid, thence South 00°35'41" West, along the East Line of the Northeast Quarter (N.E.1/4) of the Southwest Quarter (S.W.1/4) of Section 23, a distance of 208.80 feet to an iron pipe located on the Northerly Right-of-Way Line of West Nettleton Avenue (60' Right-of-Way): thence South 00°38'45" West, continuing along the East Line of the Northeast Quarter (N.E.1/4) of the Southwest Quarter (S.W.1/4) of Section 23, a distance of 60.0 feet to an iron pipe located on the Southerly Right-of- Way Line of said West Nettleton Avenue, said point being the point of beginning of the herein described parcel: thence South Oo°3o'o3" West, continuing along the East Line of the Northeast Quarter (N.E.1/4) of the Southwest Quarter (S.W.1/4) of Section 23, a distance of 742.4o feet to a point: thence South 61°00'45" West, departing from said East Line, a distance of 42.13 feet to a point: thence North 79°18'52" West, a distance of 5o.61 feet to a point: thence North 67°O4'11" West, a distance of 50.13 feet to a point: thence North 35°43'55" West, a distance of 105.24 feet to a point: thence North 56°36'27" West, a distance of 60.00 feet to a point: thence north 45°42'o3" west, a distance of 172.82 feet to a point: thence north 56°22'o6" west, a distance of 91.66 feet to a point: thence south 69°59'33" west, a distance of 91.94 feet to a point: thence north 67°33'36" west, a distance of 67.76 feet to a point: thence North 64°17'40" West, a distance of 152.51 feet to a point: thence North 66°22'38" West, a distance of 80.02 feet to a point: thence North 77°02'38" West, a distance of 34.89 feet to a point: thence North 84°22'24" West, a distance of 29.03 feet to a point: thence South 84°45'22" West, a distance of 65.63 feet to a point: thence North 12°47'12" West, a distance of 51.47 feet to a point: thence North 47°19'37" West, a distance of 97.24 feet to a point: thence North 80°46'20" West, a distance of 281.09 feet to a point lying on the Easterly Right-of-Way Line of strawfloor road: thence North 09°13'40" East, along said Easterly Right-of-Way Line, a distance of 187.31 feet to an iron pipe, said point being a point of intersection with the Southerly Right-of-Way Line of said West Nettleton Avenue, thence North 89°58'24" East, along said Southerly Right-of-Way Line, a distance of 1,269.12 feet to the point of beginning.

 

Containing in all 554,84o sq. Ft. Or 12.737 acres, more or less.

 

Subject to Easements, Restrictions, Reservations and Rights-of-Way of Record: and

 

WHEREAS, the above described land is now owned by Farmer Enterprises, Inc.; and

 

WHEREAS, the Jonesboro Metropolitan Area Planning Commission has recommended that said land be rezoned to “R-1A” single-family high-density district; and

 

WHEREAS, it appears to the City Council that all applicable laws of the State of Arkansas and of the City of Jonesboro have been complied with in presenting this ordinance to the City Council.

 

NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of Jonesboro, Arkansas, that:

 

SECTION 1: The Zoning Ordinance of the City of Jonesboro, Arkansas, codified as Title 14 of the Jonesboro Municipal Code, should be, and it hereby is amended so that the land hereinabove described is zoned “R-1A” single-family high-density district. 

 

SECTION 2: All ordinances and parts of ordinances in conflict herewith are hereby repealed.

 

SECTION 3: The City Clerk is hereby directed to amend the official zoning district boundary map of the City of Jonesboro, Arkansas, insofar as it relates to the land described hereinabove so that the zoning classification of said land shall be in accordance with the provisions of this Ordinance.
